What these figures count

Each figure is a home purchase signed before a Spanish notary in which the buyer is a foreign national who does not live in Spain. New builds and resales are both included. Foreigners who live in Spain are counted separately, and so are Spaniards who live abroad. MIVAU, the Ministry of Housing and Urban Agenda, compiles them from notarial records in its Estadística de Transacciones Inmobiliarias (table 1.6) and publishes them each quarter. The latest quarter is provisional and can be revised.

Other sources give other numbers because they count something else. The Land Registrars (Registradores) report purchases by all foreigners, resident or not, when the sale is registered, so their totals are larger and can move the other way: in the first half of 2026 they reported a record for foreign buyers while non-resident purchases here fell. This table has no nationality; the notaries' own statistics (Consejo General del Notariado) break buyers down by country.
