For buyers who found the home Updated November 2026

Already found your home in Spain?

You found the home. What is left is the part that costs money when it goes wrong: the price, the legal checks, the offer and the closing. We do that part for buyers who did their own search. Start with a €750 pre-offer check, or hand us the purchase from offer to keys.

What the pre-offer check covers

  • Price benchmark. What comparable homes nearby sold for (sold, not asking), how long this one has been on the market, and what that says about room to negotiate.
  • Red flags. What we see in the listing, the building, the area and the papers the agent has shared, and which of them the lawyer has to clear.
  • Questions for the selling agent. The written list to send before you offer, from community fees and planned works to why the owner is selling.
  • The lawyer's check, arranged and quoted. We brief a lawyer and get a written quote for the legal check, usually €300 to €500 plus IVA. You decide, and you hire and pay the lawyer directly. What a property lawyer does and costs.
  • An offer and deposit plan. An opening offer and a walk-away price with the reasons, the conditions to put in the offer, and the deposit contract terms to ask for.

Closing-only: from the offer to the keys

  • We make and negotiate the offer with the selling agent, in Spanish, on sold prices.
  • We go through the deposit contract with your lawyer before you sign it.
  • We coordinate your lawyer, the NIE, the power of attorney, the mortgage if you need one, and the notary date.
  • We are with you, or for you, on signing day, through to the keys.

The fee is 2% of the asking price, with a minimum of €5,500 and no IVA. It is fixed on the asking price the day we make your offer, so every euro negotiated off stays with you. You pay €2,500 when you sign with us, credited against the fee; the rest is paid half at the deposit contract and half at completion. If you bought the pre-offer check first, its €750 comes off as well. We usually work on homes from about €300,000; below that, ask us.

How the check works

  1. Send us the listing link and anything you already know about the home.
  2. Within one working day we send the one-page terms and the invoice.
  3. You pay and we start. The written report reaches you within 5 working days, with the lawyer's quote.
  4. You decide: make the offer yourself with the report, hire us for the closing (the €750 comes off our fee), or walk away.

Not included

  • The lawyer's fee. The lawyer bills you directly, at the price you saw before hiring them.
  • Legal advice. Zenith Concierge is not a law firm; your lawyer advises you.
  • A visit. If you want someone at the home, a visit day is €500 for up to five homes in one area, travel included.

Quick answers

Can I hire a buyer's agent after I have found the property?

Yes. Many buyers find the home themselves and want someone on their side for the price, the checks and the closing. That is what closing-only covers, at 2% of the asking price with a minimum of €5,500. If you only want a second opinion before offering, the pre-offer check is €750.

What if the check says I should not buy?

You keep the report and the lawyer's quote, and the €750 is the price of the check. Walking away from the wrong home before you sign a deposit contract is what the check is for.

Can I cancel the pre-offer check?

Yes, until we deliver the report: you get the €750 back less the work already done. Once the report is delivered, the check is complete and is not refunded.

Do I have to be in Spain?

No. The check, the negotiation and the paperwork all work remotely, and your lawyer can sign for you under a power of attorney. If you want someone at the home, we sell visit days.

Is IVA added to your fee?

No. Zenith Concierge charges 2% of the asking price, or the €5,500 minimum, with no IVA on top. The lawyer, the notary and the taxes are billed separately by each of them.

Found the home? Send us the listing. We will tell you what the check would look at, and whether you need it.
