Method
How it is worked out
Official rates, checked on 27 September 2026
-
Taxes
Each region sets its own. A resale home pays transfer tax (ITP); a new build pays 10% VAT (7% IGIC in the Canaries) plus stamp duty (AJD). Taken from each regional tax agency.
-
Land Registry
Worked out on the official fee scale (Royal Decree 1427/1989), plus VAT.
-
Our fee and the lawyer
Our fee is 2% of the asking price, with a minimum of €7,500 and no IVA, and pays for our own work. The lawyer, NIE and notary bill you directly. Their lines round up the current quotes from the professionals we work with, and you can use your own lawyer. You pay the taxes, Land Registry and mortgage costs directly too.
-
Mortgage
Since 2019 the bank pays the tax and notary costs of the mortgage deed. You pay the valuation and any arrangement fee. Our in-house team applies to several lenders for you and you choose the offer, at no extra charge.
-
Currency
A retail bank usually takes 2 to 4% inside the exchange rate. The estimate uses a specialist broker at 0.4%.
-
An estimate
Not tax or legal advice. Reduced rates for young buyers, large families or a main home in the region are not applied.
Worked example: a €400,000 resale home in Valencia, bought in cash
- Price
- €400,000
- Transfer tax (ITP)
- €36,000
- Land Registry, with VAT
- €283
- Lawyer, legal check to completion (estimate, with IVA)
- €4,500
- NIE for one buyer, filed by your lawyer (fee estimate, with IVA)
- €250
- Notary, tax and registry filing (estimate)
- €1,500
- Zenith fee (2%, minimum €7,500)
- €8,000
- Costs on top of the price (12.6%)
- €50,533
- Total cash needed
- €450,533
Our fee in this example is €8,000, paid in three parts: €2,500 when you sign with us, €2,750 at arras and €2,750 at the notary. Without it, costs on top of the price come to €42,533 (10.6%), inside the 10–13% our guides quote, which leave our fee out.
What buying costs, region by region
Costs on top of the price for a resale home bought in cash, in euros, worked out with the same official rates as the calculator. The first figure includes our fee; the line under it is the same costs without it.
| Region | €300,000 | €500,000 | €1,000,000 |
|---|---|---|---|
| Andalucía (Costa del Sol) | €34,999 (11.7%) €27,499 without our fee | €51,568 (10.3%) €41,568 without our fee | €96,694 (9.7%) €76,694 without our fee |
| Valencian Community (Costa Blanca) | €40,999 (13.7%) €33,499 without our fee | €61,568 (12.3%) €51,568 without our fee | €116,694 (11.7%) €96,694 without our fee |
| Balearic Islands | €37,999 (12.7%) €30,499 without our fee | €57,568 (11.5%) €47,568 without our fee | €116,694 (11.7%) €96,694 without our fee |
| Canary Islands | €33,499 (11.2%) €25,999 without our fee | €49,068 (9.8%) €39,068 without our fee | €91,694 (9.2%) €71,694 without our fee |
| Catalonia (Barcelona, Costa Brava) | €43,999 (14.7%) €36,499 without our fee | €66,568 (13.3%) €56,568 without our fee | €131,694 (13.2%) €111,694 without our fee |
| Madrid | €31,999 (10.7%) €24,499 without our fee | €46,568 (9.3%) €36,568 without our fee | €86,694 (8.7%) €66,694 without our fee |
| Zenith fee (2%, minimum €7,500), included above | €7,500 | €10,000 | €20,000 |
Each figure is transfer tax, Land Registry, lawyer, NIE and notary, plus our fee. A new build pays VAT (IGIC in the Canaries) and stamp duty instead of transfer tax. A mortgage adds the valuation and any arrangement fee, and money sent from another currency about 0.4% with a specialist broker: the calculator above works out each case. Quick answers
How much does it cost to buy a property in Spain?
On a €500,000 resale home bought in cash, taxes and fees come to €36,568 to €56,568 on top of the price (7.3% to 11.3%), depending on the region: lowest in Madrid, where transfer tax is 6%, and highest in Catalonia (Barcelona, Costa Brava), where it starts at 10%. Transfer tax is most of it. If you buy with us, add our fee of 2% of the asking price (minimum €7,500): €10,000 at €500,000.
What does it cost to buy a €400,000 home in Valencia?
About €50,533 on top of the price for a resale home bought in cash: €36,000 transfer tax at 9%, €283 Land Registry, about €4,500 for the lawyer, €250 for the NIE and €1,500 for the notary, plus our fee of €8,000. Total cash needed: €450,533.
Do non-residents pay more tax to buy property in Spain?
No. Residents and non-residents pay the same purchase taxes and fees. The difference comes after you buy: a non-resident owner pays non-resident income tax on the home every year.
How much does Zenith charge, and when is it paid?
2% of the asking price, with a minimum of €7,500 and no IVA, fixed on the asking price the day we make your offer. You pay €2,500 when you sign with us, half the balance at the arras signing and half at the notary. On a €500,000 home that is €10,000: €2,500, then €3,750 and €3,750. Your lawyer, NIE and notary bill you directly.
